Loft conversions

Air conditioning for loft conversions.

The room under the roof is often the hottest in the house in summer and one of the coldest in winter. One wall unit deals with both, sized from the room and fully installed for one agreed price.

Why a loft needs both.

A loft conversion is the room where air conditioning that also heats makes the most sense, for three reasons.

Hot in summer

A loft room sits right under the roof, often with rooflights or a dormer full of glass. A small south facing loft room can need more capacity than a large north facing living room, so the size is picked from the room, not the house.

Cold in winter

The same room is often the one the house heating serves worst. Every unit we fit is a heat pump, so it heats the loft in winter from the same box on the wall, and warms it in minutes rather than waiting on a radiator.

One room at a time

A wall unit heats and cools the room it is in. If the loft is a bedroom and a separate study, that is a unit in each, and we will say so at the survey rather than sell you one and hope.

During the build, or after it.

Both work. Fitting while the loft is still being built hides more of the pipework. Fitting afterwards is a normal single room install. Here is what changes.

During the build

If the walls and ceilings are still open, the pipework, the drain and the cable can be run before they are boarded, so they stay out of sight. The indoor unit goes up after the decorating. That makes it a two visit installation, which is plus 10 percent on the price. Ring us before the plasterboard goes up, not after.

After it is finished

The pipework runs out through one 71mm cored hole and down the outside of the house in trunking, which is in the price. Where it has to run inside, boxed trunking is £35 per metre. Up to 3m of pipework is included and past that it is £45 per metre, so a long run from the loft down to the ground is priced in the quote, not on the day.

Getting the water away

The indoor unit makes water when it cools. A gravity drain is in the price, which needs a route that falls all the way. Where a loft has no such route, a condensate pump is £160, and we say which at the survey.

Where the outdoor unit goes

Under the permitted development rules it cannot go on a pitched roof, and on a flat roof, a dormer for example, it has to sit at least a metre in from the edge. It cannot go on a wall fronting a road above the ground floor, and in a conservation area not on a wall or roof fronting a road at all. That leaves the ground, a wall away from the road, or a flat roof, and the pipe run is priced to suit.

Units that fit under the eaves.

On a sloping ceiling the indoor unit goes on an upright wall: the low wall under the eaves, the gable end, or the face of a dormer. Every unit below is under 300mm tall at bedroom sizes, so height is rarely the problem. Width is, where a dormer or a door eats the wall.

Each unit also needs clear space around it, set out in the maker's installation manual. We measure for that at the survey.

Indoor unit height, width and depth as published by Daikin and Samsung for these models. Prices are our fully installed starting prices including VAT. The Daikin Comfora at 770mm is the narrowest we fit and Daikin designed it to go above a door; the Daikin Stylish at 189mm stands off the wall the least.

What the price includes

  • Up to 3m of pipework
  • External trunking, the cover that hides the pipework outside
  • Bracket or feet for the outdoor unit
  • A gravity drain, so the water runs away without a pump
  • Electrical connection by a qualified electrician
  • A fused spur on 2.5 and 3.5kW, or its own circuit from your fuse board on 5.0kW and up
  • Commissioning, and a handover pack you keep

The prices shown are starting prices for a standard installation. If your job needs longer pipe runs, a condensate pump, access above the first floor, or work on your consumer unit, we price it in your quote, never on the day.

Questions we get asked.

Will it heat the loft properly in a cold snap?

Daikin publishes heating output down to minus ten degrees outside, and its 2.5kW Comfora and Stylish still deliver 2.09kW of heat at that temperature. Output does fall as it gets colder, which is why we size a loft for the winter as well as the summer.

Is it quiet enough for a loft bedroom?

Daikin and Samsung publish 16 to 19dB(A) for their 2.5kW indoor units at the quietest setting. Our bedroom page sets the figures out range by range, with the source for each.

Do I need planning permission?

For a unit that heats as well as cools, usually not, as long as the outdoor unit goes in a permitted position and meets the size and number limits. Listed buildings, conservation areas and Article 4 areas are the exceptions. Our planning guide has the detail. This is not legal advice.

Can you work alongside my builder?

Yes. Tell us where the build is up to and we will say what needs to be in place before the walls close, and when we come back to hang the unit.
