Yes, we cover all of Edgware, and it is a few minutes from Stanmore. The thing worth knowing before anything else is that Edgware is split between two councils, and the boundary is the A5 itself: the borough boundary runs along the middle of Edgware High Street. East of it, including the town centre, the station and St Margaret's Church, is the London Borough of Barnet. West of it, including Canons Park, Whitchurch Lane and the odd numbered side of the High Street, is the London Borough of Harrow. An HA8 postcode does not tell you which, so if planning ever comes up, the answer depends on your address rather than your postcode. For most Edgware homes none of this arises, because a standard install is permitted development either way.

The boundary runs down the middle of the road
This is not a technicality, it is Harrow Council's own description. Its adopted appraisal for the Edgware High Street conservation area states that the borough boundary runs along the middle of the High Street between the boroughs of Barnet and Harrow, and the map key in the same document reads, simply, borough boundary, Harrow west of line.
The line is ancient. The same document notes the road marks the boundary between the old parishes of Edgware to the east and Little Stanmore to the west, and that route is Watling Street, the Roman road from London towards St Albans. The modern A5 still follows it.
You can see the split in the listings. The parish church of St Margaret on Station Road is recorded by Historic England in the London Borough of Barnet. Number 97 High Street, a sixteenth century timbered house about a hundred metres away on the other side of the road, is recorded in the London Borough of Harrow.

What it means in practice, which is usually very little
For the great majority of Edgware homes, the split changes nothing. A standard wall mounted installation on a house is permitted development in either borough, subject to the same national limits, and no application is needed.
It starts to matter in two situations. If your address is in a conservation area, the rules and the council you deal with differ. And if you are a business rather than a household, permitted development for air source heat pumps does not cover non domestic premises, so an application is likely and it needs to go to the right authority.
On the Barnet side there is no conservation area in Edgware at all. Barnet has sixteen conservation areas across the whole borough and none of them is in Edgware, which means most Barnet side Edgware addresses have no heritage constraint on an installation. The only Article 4 direction reaching Edgware homes on that side is the borough wide one covering small houses in multiple occupation, which is about use rather than about equipment on a wall.
The Harrow side, where designations do exist
Two conservation areas on the Harrow side are labelled Edgware by the council. The first is Edgware High Street, a small area of about half a hectare covering the odd numbered west side of the road and part of Whitchurch Lane. Of its twenty eight buildings, nine are statutorily listed and two locally listed, and the oldest, 97 High Street, dates to the sixteenth century. It is the highest concentration of listed buildings in the group and it carries no Article 4 direction.
The second is Canons Park Estate, a much larger area at around sixty three hectares. It is a formally planned 1930s Metro-land estate of black and white Tudor Revival houses, inspired by Kentish cottages, alongside the listed mansion and its registered parkland. An Article 4 direction confirmed in 1991 applies to all land in the conservation area other than the listed school buildings and the park, removing permitted development for hard surfacing, satellite antennae, boundary treatments and new accesses.
Harrow also brought in a borough wide Article 4 direction for smaller houses in multiple occupation in June 2026, which applies on that side of the road.
What the housing is, and what it changes
Edgware is overwhelmingly a product of early twentieth century suburban growth, and the type of house is a better guide to the job than the postcode is.
Interwar semis, which is most of it
Semi detached is the single largest category in three of the four Edgware area wards, and both Edgware wards are more semi detached than Barnet as a whole. These are the most straightforward install we do: condenser on a side or rear elevation, pipe run inside three metres, one visit.
Canons Park Tudor Revival
Black timber and white render, tall detailed brick chimneys, gables, tiled porches and jettied upper floors. A condenser on a front or side elevation would be very visible against that, so it goes to the rear, and the Article 4 direction reinforces the point.
The High Street's older buildings
Timber framed, sixteenth to eighteenth century, several listed. Permitted development does not apply within the curtilage of a listed building and listed building consent is a separate matter. If you are in one of these, we will say so at the survey.
Flats and postwar blocks
Around a fifth to a third of households in the Edgware wards are in purpose built flats. Freeholder consent first, a tighter permitted development volume limit for a block of flats, and a condensate pump above the first floor, priced on the quote.
One small correction worth making
Edgware is often described as Metro-land. It is not. Metro-land was the Metropolitan Railway's own branding for the suburbs it created, and Edgware's tube is the Northern line, which arrived from Golders Green in 1924 and triggered the suburban growth around Station Road in the late 1920s and early 1930s.
Canons Park, just across the boundary in Harrow, genuinely is Metro-land: its station opened in 1932 on the Metropolitan Railway's branch to Stanmore, and Harrow's own documents describe the estate that way. If you are in Edgware and someone has told you your house is Metro-land, it depends which side of the A5 you are on.
